One of the things we understand more than anybody, is that our business model is not for every one. Our goal is not "sell" your board or community. There are some circumstances where Numerus may not be the best option.
That said, here are the situations where we accel in:
HOAs with limited assets
Volunteering for an HOA board is often a thankless job. Sometimes it can be too much for a board to handle. However, if your association does not require a lot of physical maintenance or does not struggle with compliance from the homeowners, then Numerus may be a great option to consider.
Generally speaking, associations that feel they are "too small" for a management company are often a great fit because we can offer many of the same services at a lower rate. In many cases, we're able to reduce costs by anywhere from 30 to 50% compared to a full service company. In high COL markets, the savings may be even greater.
Larger Communities with Onsite Staff
If your association is large enough to require the services of an onsite manager, or management staff, then Numerus may be worth considering. While we do not provide payroll services, we can outsource the bookkeeping and financial management responsibilities, thereby reducing the financial liability of the association and generally reducing expenses when compared to a local management firm.
Board Members That Just Need Occasional Help
Perhaps the association doesn't have the funds, or maybe the needs are limited and the board does not require the services of Numerus on a regular basis.
